Helping rebuild New York after Sandy - 1 house at a time

The unexpected and unparalleled destruction caused by Hurricane Sandy has left the New York Metropolitan area devastated.  Are mega storms the wave of the future? In helping rebuild New York City and Long Island after a natural disaster as treacherous as Hurricane Sandy, homeowners, property owners and building managers must consider the possibility of future super storms causing additional damage to properties being restored now.  Hurricane proof windows, elevation of homes in coastal flooding areas, replacement and restoration of roofing will all help prevent extensive water damage from storms in the future.  Be sure to plan for the best possible drainage around your home; maintain and clean the gutters around your house to ensure water stays away from the structure during storms. Emergency energy planning is also something homeowners might want to consider in rebuilding their homes. Clean water and electricity can be difficult to find after a super storm.  Much of the modern design of towns and cities has resulted in power lines being placed above ground.  During a hurricane, downed trees, strong winds cause wide spread and long standing power outages. Generators, water filtration systems and even solar power panels are all options that a property owner in the Northeast must now consider.

Welcome to my blog.  Please visit weekly for new articles pertaining to various topics of concern for property owners, construction managers, expediters, and anyone interested in real estate development in New York, most specifically New York City and Long Island.  There will be no systematic design of topics covered in this blog, so if you have a question, feel free to comment or send an email to me.  It is my goal to address public inquiries and cover popular / high demand topics in my weekly articles.

Please allow me to introduce myself. My name is Gaby Tchilinguirian.  I obtained my 5 year Bachelors of Architecture at New York Institute of Technology in 1999. My career began at a mid-sized architecture firm, Butt Otruba-O'Connor Architects located in Roslyn, NY.  While at this firm, I worked on various commercial projects including the design of Rite Aids, 7-11 chain stores, Duane Reade pharmacies as well as many residential renovations and expansions.

In 2001, I was offered a position at The LIRO Group, a large Architecture and Engineering firm in Long Island, New York.  My resume includes experience working on large scale development projects for local municipalities, such as prisons. schools, parks, animal shelters as well as assisting with the strategic planning for clean up and demolition of the infamous 9-11 disaster site in downtown New York City. 

In 2005, I opened a drafting company to assist local Architects with drafting, designing and planning of residential, commercial and healthcare facilities throughout New York City and Long Island.  My extensive experience with residential and commercial work coupled with his educational background makes me the perfect architect for any project you plan, from the small residential renovation to large scale hotel planning, no matter what the size.  I am a licensed, registered and insured architect which is permitted to practice architecture in NYS.

In 2012 I opened Gaby Tchilinguirian Architect PC in Bayside Queens.  It is a full-service, owner operated architectural firm, providing outstanding real estate development services throughout New York City and Long Island no matter how big or small the job.  My resume includes the design of simple home extensions and renovations as well as the complex plan of a NYC hotel, renovations of local churches and the redevelopment of healthcare facilities.  It is my mission to provide my clients with the best service possible through my guiding principles: professionalism, teamwork,
quick and efficient turnaround time, creativity, positive attitude, dedication to quality and service.

The key to the success of your project is good communication. And a big part of communication is listening. From the beginning of a project to its end, I place a high priority on listening – to
